House Rules

So that everyone feels comfortable - you, the neighbors, and the guests after you - we ask the following of you. The House Rules are part of the rental contract.


At a Glance


  • Maximum occupancy: 4 persons, children and infants included - 5th person only with prior approval
  • Check-in: from 4:00 p.m.
  • Check-out: by 10:00 a.m.
  • Quiet hours: 10:00 p.m. – 6:00 a.m.
  • Pets: not allowed
  • Smoking only on the terrace, butts go in the ashtray
  • Parties and events: not allowed
  • Commercial photography and filming: not allowed


Smoking and Fire


A strict smoking ban applies in the apartment and throughout the entire building, e-cigarettes included. Smoking is only allowed on the terrace.


Please extinguish cigarettes completely and dispose of them in the ashtray provided. Do not throw anything over the railing or onto the property - the butts land in the gravel and plants of the neighbors and can only be removed by hand. Please empty the ashtray before departure.


Candles and open flames are not permitted in the apartment. Open fire, including charcoal grills, is prohibited anywhere on the premises.


Smoking in the apartment or building, as well as a breach of the fire and candle ban, leads to a contractual penalty of CHF 500 plus the actual costs for special and odor cleaning. We ask for your understanding: the smell of smoke in textiles and mattresses can only be removed with considerable effort.


Quiet in the Building


Quiet hours are from 10:00 p.m. to 6:00 a.m. Please refrain from loud music and unnecessary noise - especially in the stairwell, where sounds carry far. Parties, celebrations, and events are not allowed.


Guests and Visitors


The apartment is designed for four persons - which also matches the number of beds. A fifth person is only possible exceptionally and requires our prior approval; simply ask us before arrival, and we'll sort out sleeping arrangements, linen, and visitor's tax together. Without approval, it's four.


Day visitors are welcome. Please always notify us of overnight guests in advance - also because of the statutory guest registration and the visitor's tax.


Shoes and Sports Equipment


Entering the apartment and the hallway in ski boots is not permitted. Please take off wet shoes outside or on the doormat and place them in the drip trays. Wet shoes do not belong on the parquet floor.


Ski, water sports, and other sports equipment should please not be stored in the apartment, but in the communal room in the basement.


Waste and Wastewater


Household waste may only be disposed of in the blue Arosa bags. Please do not store waste bags in the hallway. Observe the local requirements for waste separation.


Please do not throw anything into the toilet that could clog or damage the pipes or the sewage system - in particular no hygiene articles, wet wipes, or food scraps.


Care and Damage


Please treat the furnishings and appliances with care. You can remove minor soiling yourself - the vacuum cleaner is next to the mirror.


Please report damage and unusual incidents, such as smoke or leaking water, to us immediately. A reported damage is never a problem; a concealed one often becomes one.


Furniture, furnishings, and appliances may not leave the apartment and the common areas of the building. The towels are intended for the apartment and may not be taken to the lake.


Energy and Safety


Always when leaving the apartment: close windows and doors, switch off lights and electrical appliances. Please close the sun umbrella - and in strong wind, don't open it in the first place. In winter, do not switch off the heating completely, otherwise frost damage may occur.


Check-out


Please leave the apartment by 10:00 a.m. and remember the following:


  • Waste - empty all bins and dispose of them at the collection point
  • Dishes - wash used dishes or leave them cleaned in the dishwasher, kitchen tidy
  • Food - empty the refrigerator, remove personal food
  • Lights and appliances - switch everything off
  • Windows and doors - close all windows, close the entrance door and lock it with the keypad
  • Personal items - don't forget anything, especially if you have stored something in the cellar
